Interior design is at the heart of Black Iris’s services. From the smallest entryway or closet to grand estates with many rooms, we will work within your tastes and budget to create a vision that is tailored to your property’s unique features. No detail is too small, from selecting large statement pieces that may form the centerpiece of a room to designing the perfect shelving system to meet your storage needs to placing wall art, flowers, and the other decorative touches that turn a room into a sanctuary. We can incorporate your precious heirloom pieces into designs that are both classic and contemporary, and optimize use of your home’s unique architectural features, such as sloped ceilings, columns, and unusually shaped rooms. When needed, we work with our hand-selected network of contractors to ensure top-quality construction for any structural changes that will accompany your new design elements.
Exterior Design Services
While many clients think to use design services only for their interiors, exterior design can be just as important in ensuring your full property is welcoming and useful. Whether you are looking to make better use of your condominium’s modest balcony or updating the grounds of a large estate, Black Iris can assist. Our exterior design services focus on selecting beautiful but practical furnishings that can withstand the elements, and designing landscaping features that highlight the structure of your home while optimizing your privacy. When needed, we work with excellent landscaping specialists to implement our vision for the natural elements of your exterior, and secure the services to maintain these elements through all seasons of the year.
Staging Services
A home is one of the most significant investments that most will make in a lifetime. When it is time to sell a home, whether due to relocating or upgrading to a new property, Black Iris’s expert staging services can significantly increase your home’s sale price and reduce time on the market. (Recent studies have shown that professional staging can increase a home’s sale price by up to 10-15%, and that staged homes can sell several times faster than non-staged homes.) Our staging services will create a welcoming environment with a broad appeal so that potential buyers can easily see themselves in the home for sale. We will attend to all aspects of the staging process, from carefully packing and storing your personal furnishings and other belongings, to selecting and placing the staging furnishings and decor, to removing the staging setup and arranging for a thorough cleaning following a sale. These services will allow you to concentrate on other aspects of your move and ensure a smooth transition and move-in process for the property’s new owners.
In addition to staging properties for sale, if you have purchased an investment property for the purpose of renting to short or long-term tenants, Black Iris can assist with arranging the perfect furnishings. Our staging services for rental properties ensure that furnishings are elegant and appealing but also durable and practical. These services allow you to optimize the return on your rental investment while minimizing expenses often associated with repairs and maintenance of higher-end furnishings.
The Black Iris Design Process and Working with Black Iris
Our design process begins with a simple outreach: we would love to hear from you. If you are not quite certain as to where to start with updating the design of your home, please do not worry – we are here to guide you.
Once we hear from you, we will follow up to schedule an initial brief complimentary consultation. We would love to learn more about your home, the specific room(s) or exterior spaces you are interested in upgrading, any stylistic or color preferences you may have in mind, any practical needs (such as particular storage requirements or disability accommodations), any budgeting considerations, and your desired timeframe for the project. To ensure the consultation is productive, it is helpful if you can have some of this information available, as well as dimensions of the rooms and spaces you are considering updating, along with photographs of the spaces. Following the initial consultation, we will move forward with preparing a proposal and high-level vision, and will prepare a proposed contract that meets your needs. During this process, we may need to view the property either in person or via a video tour, depending on your location, in order to assess the current state of the construction and ensure we have accounted for the property’s unique design elements.
Once the contract is finalized, we will begin the project according to our agreed-upon schedule. If you are currently occupying the property, we will work carefully to accommodate your scheduling needs and minimize disruptions, and if you are residing elsewhere, we will update you very regularly on progress and coordinate with you to confirm any final design selections. We are happy to work with you in as much detail as you would like, whether you would like to be involved with every step of the design process or whether you would prefer to leave matters to us until the final stages. After the project is completed, we will arrange for a walkthrough with you and make any final adjustments to the placement of furnishings and other design elements.
